What kind of house do I need?

Start with how you want to live in the first year, not with the biggest floor plan on the brochure.

A fully finished home is for someone who wants keys, power, fittings and a weekend to move in. At Signature Estate Lugbe that is the 4-bedroom duplex at ₦70 million, or the 3- and 2-bedroom flats.

Externally finished is for someone with a clear idea of the inside. The shell of the finish is done — walls plastered, conduit in, exterior painted — and the tiles, kitchen and colour are yours. It is usually the better buy if you already have a carpenter you trust.

Carcass is blockwork, roof and conduit. Land is the plot alone, and at Royal Garden your build still has to follow the estate design. We run the conduit when you are ready, and you pay for that piece then.
